The Program Manager, Insurance & Risk Management is responsible for directing a wide range of insurance risk management solutions for the development of large-scale data center campuses. This role will involve extensive cross-functional collaboration, engagement with internal and external stakeholders, and defining programmatic approaches for asset insurance. This position requires strong contract management, program management, communication, analytical, and technical skills.

RESPONSIBILITIES, other duties may be assigned

  • Manage insurance needs of domestic and international real estate acquisition, leasing, procurement, and financing transactions, as well as large-scale development projects, taking into account factors such as project location, budget, construction methods, environmental factors, investment value, compliance matters and more. Manage coverages for builder’s risk, property insurance, workers compensation, commercial general liability, environmental liability, terrorism, OPPI, SDI, cargo, stock throughput, and other relevant risks.

  • Interface with clients’ and partners’ risk management professionals to provide guidance and advocacy for implementing preferred insurance and bonding programs.

  • Collaborate with internal teams such as Real Estate Program Management, Legal, Finance, Accounting, Development, EHS, and Procurement to establish a comprehensive and coordinated approach to insurance management during the development cycle of campus infrastructure and ongoing operation of data center assets.

  • Manage compliance with insurance and bonding requirements set by lenders, economic development incentive issuers, and other project stakeholders.

  • Manage compliance of insurance and bonding requirements by tenants, designers, contractors, subcontractors, vendors, and other project participants.

  • Track contractual provisions regarding insurance, casualty, indemnification, liability limitations, and waivers of subrogation in lease agreements, lease work letters, construction contracts, design contractors, and vendor contracts; Advise on insurance and bonding requirements during RFP stages.

  • Review insurance binders, invoices, and policies for accuracy and manage the retention of policies, schedules of insurance, certificates, and other risk management documentation.

  • Manage property and casualty insurance and surety bond/SDI claims related to development projects, including assisting with claims process, coordinating with insurance carriers, sureties and/or legal counsel, adjusting losses, and protecting the company’s interests during claims settlement.

  • Manage completion and submission of applications, disclosures, and other documentation needed for procuring coverages; negotiate and review terms of coverage; manage insurance budgets and monitor costs; periodically report on cost and claim trends; regularly explore cost-saving strategies.

  • Manage insurance claims related to internal and third-party claims against QTS coverages.

  • Maintain relations with insurance brokers, carriers, and industry representatives.

  • Stay updated on industry trends, regulatory changes, insurance and surety laws, and emerging risks.

  • Manage dashboard and executive reporting of insurance.

BASIC QUALIFICATIONS

  • Bachelor's degree or equivalent professional experience.

  • Five or more years of experience in risk management or insurance preferably within the real estate or construction industries.

PREFERRED QUALIFICATIONS:

  • Five or more years of experience with insurance and bonding in the real estate and construction industry.

  • ARM, CRIS, or CPCU designations.

  • Master’s degree in real estate, finance, construction, or risk management and insurance; or JD or other professional degree with emphasis on real estate, finance, construction, or risk management & insurance.

  • Extensive knowledge in real estate and construction insurance coverages.

  • Ability to understand corporate ownership, financing structures, leasing, and development cost accounting.

  • Familiarity with environmental risk analysis.

KNOWLEDGE, SKILLS & ABILITIES:

  • Problem solving and analytical skills required to correctly frame and guide critical decisions.

  • Possess strong written and oral communication skills.

  • Must be proficient in Microsoft Word, Excel, PowerPoint, and Smartsheets.

  • Strong desire and self-motivated to learn and expand knowledge of technical and interpersonal skills.

  • Able to demonstrate strong analytical capabilities and technical knowledge.

  • Excellent written and presentation communication skills with the capacity to articulate complex technical topics to varying audiences.

  • Ability to work independently and as part of a team.

  • Ability to work under pressure in a fast pace environment with tight deadlines.

  • Ability to work on multiple projects simultaneously.

  • Driven to persevere and succeed despite challenges.

  • Ability to travel periodically.
